When you’re looking to purchase a new home, there are certain things you should keep in mind. Here are some things you should look out for in the roof of the house, to ensure that you won’t need to replace it anytime soon!

First of all, take an overall look at the roof. Does it look dirty and neglected? Is it covered in leaves or moss, and is the roof uneven? These are basic starting points.

A great thing to take into account is the roof age. Experts agree that a standard roof lasts between 20 and 25 years. So if the house you’re looking at has a relatively old roof, you might have to look into further details.

Do you see blistered, curled or split shingles? Or even missing shingles or tiles? Is there any loose material or wear around chimneys or pipes? These are all signs, that a roof is soon to be replaced. If you see curling shingles, it is an indication of incoming problems. Depending on the extent of the curling, it can be anywhere from one year to five years before you will be in need of a roof replacement.

Also examine the roof for any signs of moisture, rot or mold, and make sure that the roof is properly ventilated. If that is not the case, it can negatively impact the shingles.
Taking a look at the material of a roof is also a good idea, since different materials are good for different climates. Do you see sagging either on the ridges or in the center of the roof? Are there signs of any previous repairs?
